Adriatic Properties challenges tender decision over Sveti Stefan beach access

Adriatic Properties filed a complaint against the tender procedure for the lease of a beach area on the left side of Sveti Stefan, located below the Pod Murvom café, which they previously leased, according to a statement from Morsko Dobro.

Although Adriatic Properties participated in the tender, they lost the lease after offering €40,000 and ranking fourth, while the top bidder offered €127,000. In their complaint, Adriatic Properties argued that Morsko Dobro did not specify how access to the beach would be provided. They claim that access crosses private parcels and land currently leased by them.

They also stated there is no alternative access to the beach either by land or sea and that there are no consents from the owners or leaseholders of the parcels being crossed.

Adriatic Properties proposed that Morsko Dobro annul the decision.

Morsko Dobro noted that the company has consistently sought to restrict access near the Queen’s Beach area for hotel operations. Through this complaint, they now appear to be trying to restrict access to additional public areas, including pathways, parking, and stairs leading to the beach — all of which have public status and have never previously been closed or restricted.
