Foreign investment in Montenegro’s real estate hits €70.23 million in early 2025, marking 19% growth

Foreigners invested €70.23 million in real estate in the first two months of this year, marking a nearly 19% increase compared to the same period last year, according to data from the Central Bank of Montenegro (CBCG). Investments from Serbia continue to dominate, with Serbian citizens investing nearly €12.97 million in property purchases.

Significant amounts were also invested by U.S. citizens, who spent €12.69 million on real estate. Investments from Turkey followed, with a total of €8.82 million spent on property, while German citizens invested €7.1 million in the sector.

Preliminary data from the Central Bank also revealed that the total inflow of foreign direct investment (FDI) amounted to €137.42 million, a decrease of 7.80% compared to the same period last year. Net investments stood at €77.83 million, a decrease of 8.34% compared to the previous year.

Equity investments accounted for €85.95 million, making up 62.55% of the total inflow. Within the equity investments, those in companies and banks totaled €15.72 million, a decrease of 50.60%. As mentioned earlier, real estate investments amounted to €70.23 million, showing an 18.83% increase.

The inflow of FDI in the form of intercompany debt amounted to €47.93 million, or 34.88% of the total inflow, which is a 12.75% decrease compared to the first two months of last year. The remaining 2.58%, or €3.54 million, related to other investments, including withdrawals from foreign investments.

Looking at the countries of origin, the highest amount of investment came from Turkey, with €24.31 million, followed by Serbia with €17.33 million. U.S. citizens invested €11.88 million, Cyprus around €9.39 million, and German investors contributed approximately €9.2 million. Investments from Russia amounted to €7.1 million.

The total outflow of FDI during the first two months of 2025 amounted to €59.59 million, which is a 7.09% decrease compared to the same period last year.

Outflows from residents investing abroad amounted to €19.19 million, while the withdrawal of funds by non-residents invested in Montenegro totaled €40.40 million, according to the information provided.
