A new 5-star hotel will be built on the site of the former Južno More hotel in Sutomore, right on the seaside, operating under a condo business model. The total gross area will be nearly 35,000 square meters, divided into three connected buildings with a total of 172 apartments and seven double rooms.
The investor, A.C.K. Insaat from Podgorica, received approval from the chief state architect, and the conceptual design was created by BMP Engineering from Podgorica. The hotel will occupy a plot of approximately 11,450 square meters, with an underground garage covering 13,670 square meters.
The hotel consists of three functional blocks (A, B, and C), interconnected by gallery corridors and underground levels for guest and staff movement. Block A will host the reception, main lobby, piano bar, and lobby bar; Block B will include the restaurant, kitchen, conference rooms, kids’ area, boutiques, and café bar; Block C will house a casino, spa and wellness center with direct access to a 25×15 meter pool, and technical facilities.
Accommodation is spread across floors 1 to 5 and a recessed floor, including double rooms and various types of apartments (one to three bedrooms). Total bed capacity is 518, with 172 additional beds available in living rooms.
Parking includes 349 spaces (18 for disabled), storage areas for unit owners, and 11 additional spaces near the main entrance.
Landscaping covers over 4,600 square meters of green areas, with planted corridors and urban garden-style planters around the blocks to provide privacy, shade, and aesthetic appeal. The pool area includes a children’s playground connected to the kids’ area inside Block B, designed as a safe, enclosed space adjacent to the pool.
